lovely hotel very good value for money only complaint-
We waited over ten minutes for someone to serve us at the bar, even though other staff members had seen us waiting we eventually asked at reception and we were the only people in the bar.We went down for breakfast at 9am to find all the bacon gone and when i asked after 15mins if there was anymore i was told it was coming but it still didnt turn up by 10am.

The hotel is well located for travellers using the train, as it is in walking distance of the station. It is a brisk walk away from the city attractions, but savvy travellers will buy a travel card which covers all travel on public transport, so it is also well located for the bus station.
The hotel is very comfortable and I'd certainly stay there again.

The web images indicate a modern boutique hotel. This hotel is actually a very old style hotel in much need of refurbishment (e.g. light control panel in bedroom handing off wall)
In addition our room (a suite) had little to no running water - it took 35 minutes for the water to start trickling through so we could have a cold/tepid shower. We had to brush teeth with bottled water as no water from sink taps.
We had B&B however only went to breakfast once and then went elsewhere as food was rubbish.
The hotel is surrounded by industry, derelict land

If you are going for the Opera season, the hotel offers a free mini bus service to the arena and back, although there are only 8 seats

Room was very noisy due to proximity of very busy main road - traffic noise continued overnight. Hotel is within walking distance of the Arena but not in the nicest part of town. Close to the main railway station.

The hotel was lovely, but because of it's location we would not reccomend it. To get either to or from the town, we had to negotiate a rather seedy underpass which felt very risky. The only alternative was to take taxis. This adds considerably to the cost of staying at this hotel. A regular ciurtesy bus service would solve this problem.
